THE RENTAL APPLICATION PACKAGE

Welcome to the rental application package that I have put together to make this rental process as EASY as possible for you.

We require ALL documents BEFORE we start viewing process. This is to ensure we have a competitive advantage in the rental market.

DOCUMENTS REQUIRED:

FOR ALL LEASEHOLDERS AND ALL OCCUPANTS

Please provide photo ID for all persons who will be living inside the household. That includes all leaseholds and all occupants (adults, teens, children, babies).

 

If you or your child do not have photo ID, a health card or any form of government issued identification is required.

FOR ALL LEASEHOLDERS

Please provide verification of income in the form of paystubs, employment letters, tax slips, 3 month bank statements, notice of assessments or statements of profit & loss.

 

Please be aware that most landlords typically look for a combined household net income of 3x the rent. For example, if the rent for your property is $4000 per month, the combined household income should be approximately $12,000 after taxes

FOR ALL LEASEHOLDERS

For best results, all persons who will be contributing to the lease payments should submit their full report, otherwise, those who wish to combine their income in order to qualify for the 3x rent amount should submit their credit reports.

 

Please read the section on the difference between leaseholders and occupants below.

 

The new Equifax credit reports are the most widely accepted form of credit report that is used for a rental application.

 

Other reports may work but may decrease your chances of being accepted.

FOR EVERY 2 LEASEHOLDERS, PLEASE FILL ONE APPLICATION:

The rental application form allows the landlord to get a brief overview of yourself and the tenants who will be leasing the property, as well as provides the landlord with your previous rental history, landlord references, and personal references. 

 

NOTE: Please fill the form to your best ability and provide 2 personal, 2 landlord, and 2 employment references if possible.

PREVIOUS 2 LANDLORD REFERENCES FOR EACH PERSON LIVING IN A DIFFERENT ADDRESS

It’s important to show your responsibility as a tenant has been fulfilled at your previous tenancies, and landlords appreciate when other landlords have given a good reference showing financial good will and the ability to be responsible and care for their home. A letter of recommendation by your previous landlord not only sets you apart but allows the new landlord to feel comfortable renting their property to someone who has a good track record.

These are the people who will be responsible for the lease. These are the people who will be signing on the lease. Be aware, anyone who is NOT signed on the lease has limited to ZERO liability for the property you are leasing. Any damages and or monthly rental payments are 100% the responsibility of those who sign the lease. Occupants that are not signed on the lease can move out at any time, or cause damage to the property with little to no repercussions as the responsibility lies SOLELY in the leaseholders.

 

NOTE: Leaseholders generally are the applicants whose income will be counted towards the total combined household income. 

These are people who will be living inside the household either temporarily, or are dependents of the leaseholders. These people have NO responsibility to the landlord and may move out at any time without giving notice to the landlord. These people have no direct contact with the landlord and are legally responsible to only the LEASEHOLDERS. 

 

NOTE: Those who do not sign and provide documentation generally are NOT considered part of the household income as they can freely move out of the property without reprecussions.
